I give and bequeath to my dear wife SARAH ELIZABETH BIRD all my ??? books, furniture, plate, linen, china ???, clothes, liquer, ?? apparel, boots, paintings, pictures, chairs (?) and all other articles of a like nature that shall be on or about my dwelling house at the time of my death, for her own absolute use and comfort.

I give and bequeath unto the Reverand ROBERT TAYLOR (?) of the Camberwell Road (?) Kennington in the ? County of Surrey the sum of 150 in token of my esteem. (postscript I have a collection of his hymns.)

I give and bequeath unto my ? son WILLIAM HENRY BIRD and my son GEORGE BIRD and the said ROBERT TAYLOR (Hunt ?) :

Firstly all those tenures and m? situated and being in Elizabeth Place, Brixton Road in the said County of Surrey numbered respectively 8 and 9 now in the tenure and occupation of Mr Robert Christie Surgeon and Mr Stannets subject to and charged with the payment of rent yearly sums of 11 and 11s and 9 and 9s on and for apportioned parts of the yearly rents at each I own the said premises jointly with other premises.

Also all those workshop ? stables and premises and being in Holland ? Street abutting on the gardens of the above named houses in Elizabeth Place now in the ? or occupation of the said WILLIAM HENRY BIRD.

Also, all that piece and parcel of garden around which is separated by ? from the yard of the said workshop and premises now in the occupation of my son GEORGE BIRD and discharged from the payment of any rent whatsoever.

Also all those two out ? or covenants situated and being in St Annes Road, Brixton aforesaid numbered 5 and 6 and now in the tenure of the said WILLIAM HENRY BIRD and Mr Monkrief (?) subject to and charged with the yearly rent of 7 and 4s for said house being the rent under which the said premises.

Also all that ?? and covenants situated and being in Clapham Road Place, Newington aforesaid numbered 34 and now on lease to Mr Flowers subject to and charged with the yearly rent of 14 and 10s as and for an for apportioned part of that yearly rent under which I hold the said premises jointly with other premises

And all that ?? and covenants situated and being in Mansion House Street, Kennington Road in the County of Surrey numbered 7 and now in the tenure of Mr Darcey subject to and charged with the yearly rent of 2 and 2s being the rent under which I lease the said premises.

And secondly all those ?? and covenants situated and being on the east side of Gun Street in the Parish of St George in the Fields in the said County of Surrey and numbered respectively from 6 to 23 and which I hold at a peppercorn rent.

Also all those ?? and covenants situated and being in Upper ?? Street, ?? Lane in the said Parish of St George in the Fields and numbered respectively from 1 to 10 subject to and charged with the yearly rent or sum of 39 and 12s being the rent under which I hold the said premises.

And also all the ?? and covenants on the north side of George Street Walworth in the said County of Surrey number 21 now on lease to Mr S.

Also all the ?? and covenants on the north side of George Street number 9 now on lease to Mr Shaw (?).

Also all the ?? and covenants situated and being in George Street aforesaid numbered 17 and now on lease to Mr Dooley which last mentioned ??? I hold at a peppercorn rent.

And thirdly all that ?? and covenants situated and being in Elizabeth Place, Brixton Road numbered 5, 6 and 7 and now in the respective tenure or occupation of Mr ?? and Mr ?? subject to and charged with the payment of 22 and 4s and 6d for the said three houses as and for an apportioned part of the yearly rent under which I hold the said premises jointly with other premises.

Also all that ?? and covenants situated and being in Clapham Road , Newington aforesaid numbered 32 and now on lease to Mr Stewart subject to and charged with the yearly sum of 11 and 4s as and for an for apportioned part of that yearly rent under which I hold the said house jointly with other premises.

Also all that ?? and covenants situated and being in ?Frederick? Place, Newington numbered 30 and now in the tenure or occupation of Mr Sorry subject to and charged with payment of the yearly sum of 2 as and for an for apportioned part of the yearly rent under which I hold the said house jointly with other premises.

And fourthly. all that ?? and covenants situated and being in Elizabeth Place, Brixton Road aforesaid numbered respectively 3 and 4 and now in the respective tenures or occupations of Mr Laird, Miss Elgar and Mr Fiento subject to and charged with the payment of the yearly sum of 20 and 3s and ?? for the said three houses as and for an apportioned part of the yearly rent under which I hold the said houses jointly with other premises.

Also all that ?? and covenants situated and being in George Street, Newington and numbered 4 now in the tenure or occupation of Mr Roberts subject to and charged with the payment of the yearly sum of 4 ??? for an apportioned part of the yearly rent under which I lease said house jointly with other premises.
